The City of Port St. Lucie Building Department has issued a reminder to residents about the potential risks associated with hiring unlicensed contractors. Unlicensed workers may lack necessary qualifications, have criminal backgrounds, and fail to comply with building codes. Additionally, homeowners' insurance policies do not cover issues arising from work done by unlicensed contractors.
To mitigate these risks, the department has provided ten tips for hiring a licensed professional:
1. Obtain at least three proposals for any work.
2. Insist on a written contract outlining timelines for each phase of work.
3. Verify the contractor's Florida State registered or certified license and check for reviews or complaints at www.MyFloridaLicense.com.
4. Request copies of the contractor's current general liability insurance certificate and workers’ compensation insurance.
5. Ensure that all terms are understood before signing a contract, avoiding any blank areas.
6. Avoid paying in cash; only make a small deposit before the job starts if necessary.
7. Make final payments only after permits are closed out and you are satisfied with the work.
8. Obtain a lien release from the contractor after completion to ensure all subcontractors and materials have been paid for.
9. Confirm if a permit is required and ensure the contractor applies for it.
10. Understand your insurance policy and seek clarification from your insurer if needed.
Regarding roofing repairs, homeowners should note that an insurance company cannot refuse to issue or renew a policy solely based on the roof's age if it is less than 15 years old. For roofs 15 years or older, an inspection by an authorized inspector is required at the homeowner's expense to determine if five or more years of useful life remain.
